Investing in merchants (Fallout 4)
I noticed an inactive "investment" key during trading. At first I thought that I needed the Local Leader perk, but even after receiving it, the key is still inactive. Rightly judging that it might be necessary to create a trading post in the settlement myself, I built it and appointed a settler. But the key is still inactive.Perhaps I am missing something? Can anyone suggest anything?

there is another perk that on the last level allows you to invest like the very first in charisma, to see the levels, press the alt on the perk. There are investments of 500 in one store.

What are the benefits of investing in a merchant? Does he then have a unique weapon?
