Everything seems perfect. FPS problem. (Darksiders 2)

Played the first part without any drawdowns, etc.; stable 60+ FPS, all good, all smooth.
Bought the 2nd part of this game, and it's a mess, 60 frames at all on any settings, no, everything seems to be perfect, but the constant freezes, subsidence, etc.
Is there any way?

I have the same problem drew, when he got to Treganna in gears of war: ultimate Edition on the ultra. Somewhere in incentive read that in the Nvidia control panel where manage 3D settings you have to put the Maximum number of pre-prepared frames 1.
