The problem with the performance. (Total War: Warhammer 2)

Video: gtx 1070
CPU: amd fx 8350 4.0
Ram: 12 gb
Mother: msi 970A-G46

Do the graphics settings high FPS 60 but still freezes are not small. And uses no more than 4 GB of memory even with the "unlimited video memory". Although in the settings it shows all 8GB. Maybe there is something similar ?
